Individual Leases

Individual leasing means peace of mind for you. Your financial responsibility is only for your student’s space unlike many apartments or rental houses where a joint lease is signed. If a roommate transfers to another school or moves out of The Place at 117 for any reason, you do not have to worry about having to cover their portion of rent. This is just another reason why The Place at 117 is your student’s best housing option!

On-site Professional Staff

The Place at 117 has On-Site Management and a full Community Assistant staff that lives on-site and is able to help your student whenever needed. Our maintenance staff will respond to your student’s maintenance issues quickly and professionally. The Place at 117 offers 24 hour emergency maintenance as well so that your student’s comfort is not affected.

Roommate Matching

If your student does not have a roommate in mind, we can find them one! Each future resident completes a roommate matching form during the application process so we know what they are looking for in a roommate. We will spend weeks looking at these preferences and matching them up with the best person we can find!

Resident Events to Keep Students Involved

While the main focus of your student’s college career will be about graduating and getting a fulfilling job, they also need to have fun along the way. At The Place at 117, your student will create life-long relationships and connections that will make them even more successful. Our Community Assistant staff plans monthly resident events to get them involved. These range from pizza parties and basketball to S'Mores bars and seasonal events to keep our residents connected to events going on at The University of Illinois and the surrounding schools so they don’t miss anything! We want your student to succeed, and that’s why we thought of them while designing The Place at 117 as a living-learning environment.

How close are you to campus?

We are 1.5 miles to the University of Illinois campus and a 15 minute drive to Parkland College.

What does it mean to have an individual lease?

Individual leasing means that each person is only responsible for their portion of the lease or bed space. If a roommate ends up transferring or leaving The Place at 117 for any reason, you’re not responsible for their payment.

What is included in the rent?

The rent includes: water, sewer, trash, cable, high-speed internet, access to all of The Place at 117's amenities, and a wonderful staff that is there to help anytime your student needs them. The only utility to be paid by the resident is electric usage, but we facilitate the billing process so your student can include it in the one monthly rent payment.

Do you have a roommate matching system?

Yes, we offer a roommate matching system. If your student doesn’t have anyone in mind to live with, let us match them up with someone! Each future resident completes a roommate matching form during the application process so we know what they are looking for in a roommate. Then, we spend weeks in the summer figuring out the best match based on that information.

When is my rent due?

You have three installment payment options to pay the entire amount due under the lease – one installment, two installments, or twelve installments.  If you choose to pay a single installment for the entire amount, that single installment is due August 1.  If you choose to pay in two semester installments, those installments are due August 1 and January 1.  If you choose to pay in twelve installments, the first installment is due on August 1 and the remaining eleven installments are due on the 1st of the next eleven months.  Please note that these are all installment payment options and not monthly rent.

Will my rent be prorated?

The Place at 117 divides your total lease amount into twelve equal installments and does not prorate by month. This requires full months rent to be paid at the first of every month.

Do you allow pets?

Pets are allowed at The Place at 117. Please contact the leasing office for details, restrictions, and associated costs.

Is there insurance coverage in the event of a fire, theft or natural causes? Does my lease provide coverage for my belongings?

The Place at 117's insurance will not cover your personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover your personal belongings if something were to happen.

What if I need to break my lease?

The Place at 117's lease is binding and cannot be terminated early. If your student can not live at The Place at 117 after signing a lease, they will need to re-let their bed space. Please call the leasing office for information on re-letting.

What if I need maintenance in my bedroom or apartment?

If you need maintenance, simply go to your resident portal on our website and fill out a maintenance request. You can also call or stop by the front desk. If it is an emergency, please notify the front office immediately. If it is after-hours, there is a 24-hour call service.

The Place at 117 is a Living-Learning Environment, made especially for students!

We want your college student to be successful throughout their career at the University of Illinois and/or Parkland Community College. They need a good foundation and support to gain this success. At The Place at 117, we want to help support their productivity by giving them a fully equipped computer lab and printing. We want to keep them healthy with a state-of-the-art fitness center. We also want to help them relax by giving them a resort style pool for lounging. The Place at 117 meets every need that your student will have while in college so they can achieve what they came here for in an enjoyable atmosphere.
